Some parts of Primary market are still seeing price gains despite high rates
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That is a real weight on monthly payments. Yet parts of Primary market are still seeing prices climb.
The Real Estate Data Aggregator counted 112 homes sold in ZIP 75022 in the three months ending August 31, 2026. That is up 17.9% from the same months of 2025. More buyers showed up even with rates this high.
Where prices rose and where they slipped
Not every ZIP moved the same way. The Real Estate Data Aggregator shows a wide range across Primary market for the three months ending August 31, 2026.
ZIP 75022 led the market. The Real Estate Data Aggregator put its median sale price at $820,000, up 10.1% from a year before. Supply there tightened: only 2.7 months of homes available, down 0.7 months from 2025.
ZIP 76248 saw the steepest dip. The Real Estate Data Aggregator put its median at $650,000, down 7.8%. Inventory there rose 15.6% year over year. More homes, softer price. That is a plain trade-off.

How fast homes are moving
Speed varied a lot by ZIP. The Real Estate Data Aggregator shows ZIP 76051 moved fastest, with a median of 23 days on market. That was 5 days shorter than the same period in 2025.
ZIP 76262 took the longest at 41 days, unchanged from a year before. More new listings there, up 7.5% year over year, which gives buyers a little more room.
How competitive each ZIP is
The Real Estate Data Aggregator tracked what share of homes went under contract within two weeks of listing. ZIP 76051 led at 47.9%, up 1.2 points from 2025. ZIP 76092 jumped 17.6 points to 41.2%. Those two are the most competitive spots right now.
What this looks like across the whole market
Across all nine ZIP codes together, the Real Estate Data Aggregator counted 1,160 homes sold in the three months ending August 31, 2026. That is down just 0.8% from 2025. The market is not stalling.
The National Association of Realtors reported that existing-home sales nationally reached 3.99 million units in September 2026. Prices nationally rose 1.3% year over year. Primary market's stronger ZIP codes are outpacing that national gain.
Nationally, Realtor.com reported for-sale listings growing nearly 7% year over year for the week ending October 10, 2026. Primary market's inventory fell 4.8%. That gap helps explain why local prices held up better than you might expect.
- Rates are high.
- Freddie Mac put the 30-year at 7.40% on October 15, 2026. But tighter local inventory and rising demand in some ZIP codes kept prices climbing in parts of Primary market.
- The story is not the same in every neighborhood.
One street can read very differently from the whole ZIP code. The numbers above are a starting point, not a final answer for your home.
