Primary market sales stayed steady even as Fort Worth prices slipped

Redfin reported that Fort Worth home prices fell 0.9% month over month in September. That kind of news can make homeowners nervous. But the activity picture here tells a calmer story.

The Real Estate Data Aggregator counted 1,160 homes sold across the Primary market in the three months ending August 31, 2026. That is down just 0.8% from a year ago. Sales are holding, even if prices in the wider area have softened a little.

The national picture adds some context

The National Association of Realtors reported existing-home prices up 1.3% nationally in September 2026. Redfin put U.S. home prices up 3.8% from a year earlier in September, the fastest annual growth since June 2025. So the Fort Worth dip is local, not a national trend.

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com showed 7.40% on that same date. Rates above 7% slow decisions. That is worth keeping in mind when you think about timing.

The Real Estate Data Aggregator shows homes for sale in the Primary market fell 4.8% from a year ago, to 1,105. Fewer homes available, and sales nearly flat, means the market is still moving through inventory. That matters for pricing expectations on both sides.

How each neighborhood compared

The Primary market covers nine ZIP codes, and the story shifts quite a bit from one to the next. Here is how each area looked in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.

Grapevine (76051) moved the fastest, with a median of just 23 days on market, according to the Real Estate Data Aggregator. That is 5 days shorter than a year ago. Roanoke (76262) took the longest at 41 days, though its median price rose 6.4% year over year.

Where prices rose and where they dipped

Flower Mound (75022) led with a 10.1% price gain year over year. Keller (76248) saw the steepest dip at 7.8%, though more homes sold there, up 14.4% from a year ago. A lower price drew more buyers. That is a pattern worth understanding if you are pricing a home.

Grapevine stood out: 47.9% of homes went under contract within two weeks of listing. That is up 1.2 points from a year ago, per the Real Estate Data Aggregator. In Southlake, that share jumped 17.6 points year over year, to 41.2%. Speed improved in several areas even as prices softened in some.

What the national rate environment means here

Freddie Mac reported the 15-year fixed rate at 6.68% as of October 22, 2026. Realtor.com noted that mortgage rates surged above 7% for the first time since January 2025. Higher rates tend to slow pending sales. The Real Estate Data Aggregator shows Primary market pending sales down 2.1% from a year ago, a small dip that fits that pattern.
