Primary market listings stayed flat, but inventory stayed tighter
Here is the number that matters most right now. The Real Estate Data Aggregator counted 1,283 homes for sale across the Primary market in the three months ending August 31, 2026. That is down 5.2% from the same months a year before.
For sellers, fewer homes competing for buyers is a real advantage. For buyers, it means being ready when the right home appears, because the shelf is still not full.
The national picture looks very different
Realtor.com reported that active inventory across the U.S. rose 8.0% year over year as of October 29, 2026. Our market moved the opposite way. That gap is worth keeping in mind.
New listings were nearly flat
The Real Estate Data Aggregator counted 1,625 new listings across the Primary market in the three months ending August 31, 2026. That is down just 0.3% from a year before, so sellers did not disappear. Homes just sold fast enough to keep the shelf thin.
Mortgage rates add a layer for buyers
Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year averaged 6.60% the same week. Rates above 7% shape what buyers can afford, and that affects how quickly homes move.
How each ZIP code looked
The market-wide number covers a lot of ground. Each ZIP told its own story in the three months ending August 31, 2026.
A few ZIP codes worth noting
Grapevine (76051) moved fastest. The Real Estate Data Aggregator counted a median of 23 days on market there, and 47.9% of homes went under contract within two weeks of listing.
Hurst (76054) saw inventory fall the sharpest of any ZIP, down 28.3% year over year per the Real Estate Data Aggregator. Only 38 homes were for sale in those three months.
Flower Mound (75022) saw the biggest price gain in the market. The Real Estate Data Aggregator put the median sale price at $820,000, up 10.1% from a year before.
North Richland Hills (76180) took the longest. The median there was 42 days, up 5 days from a year before, per the Real Estate Data Aggregator.
Sellers were still getting close to asking price
Across the ZIPs, sale-to-list ratios held firm. Flower Mound (75022) and Hurst (76054) both came in at 99.3%, per the Real Estate Data Aggregator. North Richland Hills (76182) reached 99.4%. Sellers did not have to give much away.
- The Primary market had 1,283 homes for sale in the three months ending August 31, 2026, down 5.2% from a year before, even as national inventory rose 8.0% per Realtor.com.
- New listings were nearly flat, down just 0.3%.
- Homes still sold close to asking price in most ZIP codes.
- The market is not the same in every neighborhood, though, and one street can read very differently from the ZIP code around it.
