Prices are not moving the same way across the Primary market
Redfin reported Fort Worth home prices slipped 0.9% month over month in September. That one number covers a lot of ground. The Real Estate Data Aggregator counted 1,374 homes sold across the Primary market in the three months ending August 31, 2026, and prices moved in opposite directions depending on which ZIP code you call home.
That gap matters if you are setting a price or making an offer. One ZIP was up 11.6% year over year. Another was down 7.8%. Both are in this market.
How prices moved by ZIP code
Euless (76039) led the way. The Real Estate Data Aggregator put the median sale price there at $405,000, up 11.6% from the same three months in 2025. Keller (76248) moved the other way. Its median landed at $650,000, down 7.8% year over year. More homes came to market in Keller too, with new listings up 22.1% and homes for sale up 15.6%.
The higher-price ZIPs had their own story
Flower Mound (75022) saw its median climb to $820,000, up 10.1% year over year, according to the Real Estate Data Aggregator. Colleyville (76034) reached $1,050,000, up 6.1%. Southlake (76092) sat at $1,395,000 but dipped 0.7%. Prices can slip a little even at the top end, and that is worth knowing before you list.
Speed: some ZIP codes moved much faster than others
The Real Estate Data Aggregator shows Grapevine (76051) had the shortest median time on market at 23 days. Nearly half of its homes, 47.9%, went under contract within two weeks of listing. North Richland Hills (76180) took the longest at 42 days, five days more than a year before.
The wider picture: rates and national sales
Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year averaged 6.68%. Realtor.com showed a current market rate of 7.40% as of October 22, 2026. Rates above 7% shape what buyers can afford, which feeds into what sellers can ask.
Nationally, the National Association of Realtors counted 3.99 million existing-home sales in September 2026, with prices up 1.3% year over year. Redfin reported U.S. home prices rose 3.8% from a year earlier in September. The Primary market's price swings, from up 11.6% to down 7.8%, show how far local results can sit from those national figures.
The whole Primary market in one glance
Across all 12 ZIP codes together, the Real Estate Data Aggregator counted 1,374 homes sold in the three months ending August 31, 2026. That was down 1.8% from the same period in 2025. There were 1,283 homes for sale, down 5.2% year over year. Pending sales totaled 1,385, down 3.9%.
- One ZIP gained 11.6% on price.
- Another lost 7.8%.
- One sold in 23 days.
- Another took 42. The broad Fort Worth headline, reported by Redfin as a 0.9% monthly dip, does not tell you which side of that range your home sits on.
- Your street may read very differently from your ZIP code, and your ZIP code may read very differently from the market as a whole.
