Grapevine is moving much faster than the national market

Here is the number that changes things: Realtor.com put the U.S. median days on market at 64 days for the week ending October 24, 2026. The Real Estate Data Aggregator counted a median of 23 days on market in ZIP 76051 (Grapevine) for the three months ending August 31, 2026. That is less than half the national pace. Buyers here are deciding fast, and sellers need to be ready for that.

Speed alone does not tell the whole story. The Real Estate Data Aggregator found that 33.3% of homes in 76051 sold above list price in the three months ending August 31, 2026. That share is up 11.2 points from the same months in 2025. Pricing your home right still matters. Buyers are quick, but they are not careless.

Nearly half of Grapevine homes went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 47.9% for the three months ending August 31, 2026. If you are buying, two weeks is about all the time you have to decide. If you are selling, prep and pricing before you list is where the work happens.

How Grapevine compares with its neighbors

Not every ZIP code in this market moves at the same pace. The Real Estate Data Aggregator tracked median days on market across all nine ZIP codes for the three months ending August 31, 2026. Grapevine was the fastest. Roanoke was the slowest at 41 days, still well below the national 64.

The wider picture: rates and national sales

Mortgage rates are adding pressure for buyers everywhere. Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. That is above the 7% threshold Realtor.com noted was crossed for the first time since January 2025. The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026, with prices up 1.3% year over year. The local market is holding its own against that backdrop.

A closer look at the full primary market

Across all nine ZIP codes together, the Real Estate Data Aggregator counted 1,160 homes sold in the three months ending August 31, 2026. That is down just 0.8% from the same months in 2025. Homes for sale across the market totaled 1,105, down 4.8% year over year. Less supply with steady sales is one reason prices in several ZIPs are holding up.

In short
  1. Grapevine's 23-day median is less than half the national 64 days Realtor.com reported.
  2. A third of homes there are closing above list price.
  3. Across the full primary market, supply is tighter than a year ago and sales are nearly flat.
  4. Every street reads a little differently from the ZIP code around it.

One thing worth remembering: a ZIP code average covers a lot of ground. One street can read very differently from the numbers above. If you want to know what is happening right where you live, I am happy to pull the detail for your address.
